Cleaning steel cladding: how to prevent green deposits

Green and black deposits on cladding are more than unsightly. In time they attack the coating.

Deposits on cladding are a maintenance issue, not a cosmetic one

You see steel cladding on warehouses and storage buildings, and increasingly on holiday homes and houses. After a few seasons the first green and black patches appear. That is not just a matter of looks.

Why deposits form

Algae and mould attach to the slightly rough coating, especially on the north side and in places where moisture lingers. In Zeeland and North Brabant the salty, damp air makes this happen faster than further inland.

What it costs in the long run

The deposits hold moisture against the coating. In time the coating comes loose and the cladding starts to corrode. Replacement is many times more expensive than periodic cleaning, so regular cleaning is above all an investment in service life.

The right method

Hot water at suitable pressure, optionally with an environmentally friendly cleaning agent, removes the deposits without damaging the coating. For high sections, telescopic washing with osmosis water works: from ground level, often without a cherry picker. Too much pressure is the most common mistake, and it damages exactly what you are trying to protect.
